In this environment, professional project management is becoming increasingly important. It is no longer enough to simply coordinate processes. The key is to connect technical and economic requirements, mediate between different interests, and ensure reliable project execution. Our project management services are based on three typical starting points:
1. Repositioning / Repurposing of Existing Buildings
When properties no longer suit their current use, we develop new usage concepts, assess their economic viability, and establish the planning and building law prerequisites. It is not just about space, it is about future viability, supported by technical, legal, and economic feasibility.
Project Example:
In repositioning a shopping center in North Rhine-Westphalia, approximately 10,500 m² of retail space were reconfigured and structurally updated. In addition to new space concepts, safety systems such as sprinkler systems were adapted, and heating technology was partially converted to heating pumps. The result: significantly increased attractiveness for new retail tenants and a sustainable upgrade of the whole center.
2. Optimization of Existing Buildings
Not every property needs to be reimagined; often, specific technical and/or operational optimization is sufficient. We analyze structural and regulatory conditions, assess the impact of planned measures on users and operations, and closely support implementation, including communication with tenants and coordination with property and facility management.
Project Example:
In an office building with around 16,000 m² in Munich, we managed the replacement of the cooling system. The project was carried out during ongoing operations. In addition to validating the cooling load calculations, we coordinated all parties involved and managed communication with the main tenant. The project was delivered according to scheduled budget and timetable and without rent reductions.

3. Project Development
In project development, we support owners in the strategic advancement of their real estate portfolios. The starting point is identifying development potential such as unused areas, zoning opportunities, or structural adjustments. Based on this, we develop concrete project ideas and create a roadmap for implementation.
We define planning objectives, identify the necessary planning participants, and coordinate their collaboration. Also, key component is communication with external stakeholders such as authorities, public interest groups, neighbors, and, if necessary, other public entities. We prepare project budgets and propose a strategy for tendering and awarding construction services.
Project Example:
On an industrial site in southern Germany, Feldus Asset Management oversaw the development of approximately 2,500 m² of modern office space to unlock identified value-add potential. Feldus supported the definition of project goals, the selection and coordination of planning participants, and the awarding of services and contract negotiations.
During the building permit process, Feldus handled communication with authorities and reviewed the permit for potential conditions. Feldus was also responsible for selecting contractors, project management, financial invoice review, and interfacing with leasing activities. This enabled structured development and sustainable positioning of the site.
