Background

As part of the strategic realignment of a residential real estate company with several thousand units – shifting from a pure privatization strategy to a long-term holding approach with a “brown-to-green” transformation – Feldus was commissioned to first strengthen the company’s severely limited technical capacity by assuming interim leadership of the technical department, and subsequently to reorganize the department.

Approach

Feldus began by conducting a comprehensive analysis of existing processes and interfaces in Technical Asset Management, Technical Property Management, and among external service providers. The overarching portfolio strategy was translated into detailed property-level planning to operationalize the company’s ESG goals.
Building on this foundation, the responsibilities within the technical department were redefined and organizationally anchored in close coordination with the in-house asset and property management teams. Feldus took over the management of internal technical operations and external partners, communicated with authorities, prioritized measures, prepared service specifications, and negotiated service contracts through to finalization.
By immediately stepping into the technical leadership role, Feldus ensured operational continuity while simultaneously initiating targeted transformation processes – showcasing our ability to build trust and deliver impact through interim leadership.

03.
Outcome

After five months, a newly structured technical department with a clear property strategy and defined responsibilities was handed over to the newly appointed Head of Technical Operations. The revised processes and structures now enable more efficient management of technical measures and focused implementation of the company’s ESG strategy.
